UOL, Singland to unveil first condo project for the year

The Clement Canopy is the first project in the market to be launched.

UOL Group Limited and Singapore Land Limited will unveil The Clement Canopy on February 25 this year. The project is said to be the first condominium project to come to the market this year. The smallest units in the said project are two-bedroom ones which will be priced from $850,000 to $1.2m.

A 50:50 joint venture between UOL and Singland, the 99-year leasehold property comprises two 40-storey blocks with two- to four-bedroom apartments ranging from 635 sqft to 1,539 sqft. Almost 40% or 194 units at the development are two-bedroom apartments sized between 635 sqft and 732 sqft.

The Clement Canopy is located near Singapore’s education hub and is also in near proximity to the Clementi MRT station. It is also withing minutes' drive to one-north, Singapore’s biomedical, infocomm and media hub, Holland Village and Rochester Park.

UOL deputy group CEO Liam Wee Sin said the project commands good rental potential, especially with people working and studying nearby and in the Jurong Lake District, which is shaping up to be Singapore’s second Central Business District.

“We are riding on the positive market sentiment and launching The Clement Canopy with a unique approach of doing away with one-bedroom units. Instead, we have introduced a variety of two-bedroom apartments, which are affordably priced from $850,000," he said.

Explaining the reason why there are no one-bedroom units in the project, he said “[This] results in a more conducive ambience and a less crowded environment, thereby differentiating our product. Our two 40-storey towers are very well spaced out, allowing us to infuse very lush landscaping and a canopy of trees and hence its name, The Clement Canopy."

Meanwhile, UOL will be deploying smart technology to common areas and facilities in the development such as the tennis court and clubhouse, the first-of-its-kind for condominium projects in Singapore. Residents will be able to access the common facilities by downloading a single mobile application that integrates smart technology for both home and common areas.
