AIMS APAC REIT lifts property income 12.5% in Q1 2027

Quarterly payouts increased 2.5% to 2.337 Singapore cents per unit.

AIMS APAC REIT reported a 12.5% year-on-year (YoY) rise in its net property income in the first quarter ended 30 June 2026 (Q1 2027), reaching $38.4m.

Gross revenue increased 6.6% to $50.6m. The manager attributed the increase to steady income growth and lower property expenses, the company said in a local bourse filing.

The REIT also saw a 2.5% YoY increase in distribution per unit to 2.337 Singapore cents for Q1 2027.

Distributions to unitholders rose 3.4% YoYto $19.3m from $18.6m a year earlier.

Portfolio occupancy stood at 96.1% as at 30 June, with positive rental reversions of 6.5% on renewed leases. Tenant retention was 73.4%, while the weighted average lease expiry was 3.6 years.

More than 80% of the REIT’s gross rental income came from tenants in essential and defensive industries. More than half of its leases expire after FY2030.

The REIT has proposed buying a 9.15-hectare freehold industrial property in Perth, Western Australia, for $38.5m (A$42.7m).

The property at 398 Bushmead Road and 286 Stirling Crescent is fully leased to Swan Materials under a 10-year triple-net lease that began on 1 October 2025.

The lease includes annual rental increases of 3.25% and two options to renew for a further 10 years each.

The acquisition is expected to provide a first-year net property income yield of 5.3%. Completion is expected in the second quarter of FY 2027.

AIMS APAC REIT said the site’s location near Perth Airport and power infrastructure could support future redevelopment or possible data centre use.

During Q1 2027, the REIT secured unsecured sustainability-linked loan facilities of $450m and $144.1m (A$160m).

It also obtained a separate $103.6m (A$115m) unsecured syndicated facility, including a $45.0m (A$50m) green loan tranche linked to Optus Centre.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
