Centurion wins $343m tender for 7,000-bed Kranji dormitory

The 22,079 sq. m. site carries a 30-year lease.

Centurion Corporation Limited has won a $343m tender from the Building and Construction Authority (BCA) for a purpose-built worker dormitory site at Kranji Close.

The 22,079-square-metre site has a gross plot ratio of 3.0 and can accommodate about 7,000 beds, according to a bourse filing. 

The tender closed on 12 June and attracted 10 bids, with Centurion submitting the highest offer.

The site carries a 30-year lease.

As at 30 June, Centurion owned and operated 10 purpose-built worker accommodation assets in Singapore with about 41,898 beds. 

The Kranji Close development will increase its Singapore worker-accommodation capacity by approximately 17%.

The group plans to develop the project through a joint venture in which it will hold a 90% stake, whilst an unnamed partner will own the remaining 10%. The arrangement is subject to BCA approval.

Construction is expected to be completed in the second quarter (Q2) of 2028, with the dormitory scheduled to become operational in Q3.
