Commercial, residential, and industrial LBC rates rise from 1 September

Industrial properties recorded the largest average increase at 3.9%.

The Singapore Land Authority (SLA) has raised Land Betterment Charge (LBC) rates for commercial, residential, and industrial developments from 1 September to 28 February 2027.

LBC rates for industrial properties recorded the largest average increase at 3.9%, with all 118 geographical sectors seeing increases of about 2% to 10%.

Meanwhile, rates for landed residential properties rose by 3.5% on average, with 108 sectors recording increases of about 2% to 8%. Ten sectors were unchanged.

For non-landed residential properties, LBC rates grew by 3.4% on average. Rates went up in 70 sectors by about 1% to 29%, whilst the remaining 48 sectors saw no change.

Commercial LBC rates edged up by 1.7% on average, with 46 sectors recording increases of about 3% to 19%. Rates in the other 72 sectors remained unchanged.

Rates for places of worship and civic and community institutions climbed by 2.9% on average across all sectors.

LBC rates for hotels and hospitals remained unchanged, alongside Use Groups F, G and H, the SLA said.

The revised rates will apply to cases granted Provisional Permission, or second and subsequent extensions to Provisional Permission, on or after 1 September 2026.

The changes follow a review by the SLA in consultation with the Chief Valuer.
