Frasers Property buys Cuppage Terrace for $175m

The deal covers 17 conservation shophouses next to The Centrepoint.

Frasers Property has acquired Cuppage Terrace, a cluster of 17 conservation shophouses in Orchard Road, for an agreed property value of $175m.

“Cuppage Terrace is a distinctive lifestyle enclave comprising conserved Peranakan-style shophouses, well known for its vibrant mix of food-and-beverage, entertainment and nightlife offerings,” Frasers Property said in a statement on 31 August.

The asset has a gross floor area of about 34,678 square feet, excluding its outdoor refreshment area, and has about 62 years remaining on its 99-year leasehold tenure.

Cuppage Terrace is adjacent to The Centrepoint, where Frasers Property owns about 96% of the retail units by strata area.

The group also owns 51 Cuppage Road, a 10-storey office building directly connected to The Centrepoint.

Frasers Property said the adjacency of Cuppage Terrace to The Centrepoint presents an opportunity to integrate the two properties, enhance connectivity, strengthen footfall circulation, and create a more cohesive shopper experience across the precinct.

The acquisition follows the group’s $391.9m collective sale tender for the leasehold rear plot of The Centrepoint in February 2026.

“Together, these assets form a tightly integrated Orchard Road cluster, enabling Frasers Property to take a more coordinated approach to asset enhancement and long-term value creation across the precinct,” the group said.

Soon Su Lin, CEO of Frasers Property Singapore, said the acquisition will “enable us to unlock synergies across adjacent sites” and position its properties to contribute to the transformation of Orchard Road.

Frasers Property said it will continue to explore longer-term opportunities to enhance its Orchard Road assets in line with broader plans to rejuvenate Singapore’s prime shopping district.
