Freehold TAG A units, Kovan shop up for sale at $21m combined

The TAG A units are fully leased and the Kovan shop is owner-occupied with a leaseback option.

Seven freehold strata business 1 industrial units at TAG A and a ground-floor HDB shop in Kovan have been put up for sale at a guide price of $17.8m and $3.2m, respectively.

The TAG A units have a combined strata area of about 22,238 square feet (sq ft) across levels 1, 2 and 4, according to marketing agent Knight Frank Singapore.

The development includes a 50-metre infinity pool, indoor gym, and barbecue pavilions. It also features contemporary architectural aesthetic and modern industrial specifications, including a 5.95-metre floor-to-floor height.

The asset is near Lentor MRT Station on the Thomson-East Coast Line and has access to the Seletar and Central expressways.

The units are fully leased and are being offered individually or as a portfolio, subject to their existing tenancies, Knight Frank added.

The sale is being conducted through an expression of interest exercise closing on 29 October at 3 p.m.

Separately, the 850 sq ft ground-floor HDB shop at 210 Hougang Street 21 in Kovan is currently owner-occupied and may be sold with a leaseback arrangement, Knight Frank listed.

The property offers a wide frontage and column-free layout with no living quarters attached.

It also has sheltered access to Kovan MRT Station and the Kovan Express Bus Terminal, as well as a nearby market and food centre.

The expression of interest exercise for the Kovan property closes on 19 November at 3 p.m.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
