Freehold Verdun House launches for sale at $82m

This translates to about $2,669 per sq ft.

Cushman & Wakefield (S) Pte Ltd (C&W) has launched the sale of Verdun House at 6, 8, 10, and 12 Verdun Road, with a guide price of $82m.

The four-storey freehold property is being offered through an Expression of Interest exercise, which closes on 21 September 2026 at 3 p.m.

The asking price works out to about $2,669 per sq ft based on the site’s maximum allowable gross floor area (GFA).

Verdun House sits on a 7,316 sq ft site and has an existing GFA of about 22,730 sq ft.

The building is fully leased, with food and beverage and retail tenants occupying the ground floor, whilst the upper floors are leased to a single co-living operator.

The property is zoned “Commercial” under the URA Master Plan 2025, allowing for potential redevelopment or intensification.

Subject to regulatory approvals, the GFA could be increased to about 30,728 sq ft based on the maximum plot ratio of 4.2.

No Land Betterment Charge is payable for intensification up to the maximum allowable plot ratio.

The existing co-living space could also be reconfigured to increase the number of rooms, subject to approvals.

Located within walking distance of Farrer Park MRT Station, Verdun House is connected to the Central Business District, Orchard Road and other commercial areas.

Nearby amenities include City Square Mall, Mustafa Centre, Centrium Square, and Farrer Park Hospital.

The property is also located near educational institutions such as Singapore Management University, School of the Arts, Nanyang Academy of Fine Arts, and LASALLE College of the Arts.
