Condo resale volume climbs 4.2% as sub-sale share sinks in June

OCR claimed 48.3% of June's estimated 1,042 resale deals.

Condo resale volume rose to an estimated 1,042 units in June 2026, up 4.2% from the 1,000 units resold in May, according to data from 99.co and SRX.

The figure represents a rise of 7.2% from June 2025 and sits 4.1% above the five-year average for the month.

Monthly volume data show a pattern of fluctuation across the past year.

Total resale transactions stood at 972 units in June 2025, before rising to 1,081 units in July and 1,120 units in August.

Resale transactions peaked at 1,152 units in September 2025, then eased to 1,086 units in October, 930 units in November, and 903 units in December.

Volume fell to a low of 832 units in January 2026, before recovering through the following months to reach 945 units in February, 943 units in March, and 1,103 units in April.

Volume eased to 1,000 units in May 2026, before rising to June's estimated total.

By transaction share, the Outside Central Region accounted for 48.3% (457 units) of June's resale volume, the Rest of Central Region made up 31.7% (300 units), and the Core Central Region held the remaining 20.1% (190 units).

Sub-sale transactions, which cover secondary sales completed before a project's completion, made up 4.3% of total secondary sale transactions in June, a drop from May 2026.
