Condo resale volume rises 7.1% in July despite YoY dip
The pickup reflects normalising activity rather than the start of a strong rebound.
Condo resale volume reached an estimated 1,075 units in July, slipping 0.6% from July 2025 and up 7.1% from June, according to data from 99.co and SRX.
The July figure also sits 4.1% below the five-year average for the month. Luqman Hakim, Chief Data & Analytics Officer at 99.co, said the improvement appears to be a normalisation in activity, rather than the start of a strong upswing.
By region, the Outside Central Region (OCR) accounted for 50.8% of resale transactions, followed by the Rest of Central Region (RCR) at 31.6% and the Core Central Region (CCR) at 17.6%. Sub-sale transactions made up 3.5% of total secondary sale transactions in July, down from June.
"Overall resale prices eased even as more units changed hands. This could indicate that buyers remained price-sensitive, with transactions more likely to proceed when sellers were prepared to meet the market," Hakim added.
"Nevertheless, prices were still 2.7% higher year-on-year, suggesting that the monthly decline represents a period of price consolidation rather than a broad weakening of resale values."
Overall prices dipped 0.3% month on month and rose 2.7% year on year. Year-on-year prices in the CCR, RCR, and OCR also rose by 6.2%, 2.8%, and 2.6%, respectively.
