APAC Realty net profit drops 16.8% YoY to $9.4m in H1 2026

The board proposed a total dividend payout of $0.055 per share.

APAC Realty Limited reported a profit after tax of $9.4m for the six months ended 30 June 2026 (H1 2026), down 16.8% from a year earlier, as weaker transaction activity across the private residential and HDB resale markets weighed on earnings.

Revenue fell 3.6% year-on-year (YoY) to $329.3m.

Revenue from new home sales declined 11% to $116.8m, whilst other revenue dropped 13% to $1.3m, mainly due to lower interest income.

The decline was partly offset by higher income from resale and rental transactions, which rose 0.8% YoY to $208.4m from $206.7m.

Gross profit decreased by 5.3% to $33.9m, mainly due to lower brokerage income from new home sales.

APAC Realty’s board has recommended a total dividend payout of $0.055 per share for H1 2026, comprising a $0.019 interim dividend and a $0.036 special dividend.

The interim dividend represents a payout ratio of 77.7% and an annualised dividend yield of 6.6%.

The company said the special dividend was proposed after a review of its capital requirements.
