HDB resale volumes down 5.1% in August

However, the million-dollar segment grew, with 201 HDB resale flats selling for at least $1m.

HDB resale activity eased in August, with 2,524 flats changing hands, down 5.1% from 2,660 transactions in July, according to data from 99.co and SRX.

Despite the month-on-month decline, August remained the second most active month in the past year.

The million-dollar segment continued to expand, with 201 HDB resale flats sold for at least $1m in August, setting a new all-time high. The figure surpassed the previous record of 188 million-dollar transactions recorded in June 2026.

Luqman Hakim, chief data and analytics officer at 99.co, said the increase followed the removal of the 15-month wait-out period in July, which may have encouraged more private property owners to enter the resale market.

He added that demand for well-located and premium flats is likely to remain resilient, particularly as buyers continue to prioritise larger homes in mature estates.

HDB resale prices edged up 0.1% in August.

Prices in Mature Estates increased 0.7%, whilst prices in Non-Mature Estates were unchanged.

By flat type, prices for 3-room flats fell 0.3%, whilst 4-room and Executive flats rose 0.2% and 2.8%, respectively. Prices for 5-room flats were unchanged.

Compared with August 2025, overall HDB resale prices declined 0.5%.

Prices for 3-room, 4-room, and 5-room flats fell 1.6%, 0.6%, and 0.6%, respectively, whilst Executive flat prices increased 1.7%.

Prices in Mature Estates declined 0.3% year on year, whilst prices in Non-Mature Estates fell 0.8%.

Resale volume in August was 14.1% higher than a year earlier.

By flat type, 4-room flats accounted for the largest share of transactions at 47%, followed by 5-room flats at 23.4%, 3-room flats at 22.7%, and Executive flats at 6.9%.

By location, 56.7% of resale transactions were in Non-Mature Estates, with the remaining 43.3% in Mature Estates.

The highest-priced resale flat transacted during the month was a 5-room flat at Tiong Bahru View, which sold for $1.69m.

In Non-Mature Estates, the highest-priced transaction was an Executive flat at Woodlands Street 81, which sold for S$1.25m.

Million-dollar flat transactions accounted for 8% of total resale volume in August.

Toa Payoh recorded the highest number of million-dollar resale transactions with 32, followed by Queenstown with 26 and Bukit Merah with 21.

Other estates that recorded million-dollar HDB resale transactions were Bishan, Hougang, Kallang/Whampoa, Bedok, Tampines, Geylang, Pasir Ris, Clementi, Central Area, Ang Mo Kio, Woodlands, Serangoon, Jurong East, Marine Parade, Sengkang, Bukit Timah, Bukit Panjang, and Bukit Batok.
