Novel Project emerges at Changi Business Park

Singapore’s pioneering construction firm United Engineers has the answer with the completion of its sprawling development in the busy Changi Business Park in 2012.

A testament to the company’s sterling reputation as the leader in innovating engineering design approach, United Engineers Developments (UED) is delighted to launch UE BIZHUB EAST in the first quarter of 2012, which is part of UE BIZHUB CONCEPT, the integrated business park solution for multiple uses.

Modeled after successful business hub concepts such as the Googleplex situated in Mountain View in San Francisco, UE BIZHUB CONCEPT revolves around the idea of building a hub with integrated space solutions for different users. Built and designed with the end users in mind, UE BIZHUBs aim to offer users work-life balance at one single location; users get to work in a conducive environment and also enjoy leisure activities with colleagues and friends.

Mr David Liew, Managing Director of United Engineers Developments, envisions the UE BIZHUB CONCEPT to set the bar in terms of maximizing the use of a piece of property by bringing essential elements of human life all under one roof. “UE BIZHUB CONCEPT will be the future for space use in business parks because the concept was developed for our clients’ need to find a perfect fit between space and its function,” said Mr Liew. Apart from incorporating “LIVE WORK-PLAY” elements, UE BIZHUBs are strategically located near major MRT stations and roadways, with close proximity to residential districts, to provide easy accessibility for users.

Having bagged numerous Green Mark Awards form the Building and Construction Authority (BCA), UED is always actively managing the carbon footprint of their buildings. “One of the six core values of the Group is enriching lives through the goods and services that we provide. This development is part of JTC’s master plan to build Changi Business Park into an active urban area with two separate hubs linked by an attractive green garden environment complete with kiosks, sculptures and performing venues.

The idea is to inject recreation, retail and relaxation into an otherwise straitlaced business community.

Featuring two towering office buildings with nine storeys each, UE BIZHUB EAST is ideal for companies in the consumer, pharmaceutical, IT and service industries, or financial institutions.

“We are targeting overseas multinational corporations who are looking for large seamless floor plates and with business park specific technical needs and requirements”, Mr Liew shares.

UE BIZHUB EAST MALL, with a vibrant blend of F & B, retail outlets & services and a new generation hypermarket situated in the buildings’ basement, first and second floors, aims to offer shoppers ultimate convenience during and after office hours.

250 luxurious guestrooms and serviced apartments designed to cater to the needs of its tenants are found in the business hotel, managed by PARK AVENUE SUITES, a leader in hospitality services. Relaxation and recreation are the guiding principles in the hotel, which features a gymnasium and a swimming pool for health buffs, and a convention centre with an 800-seat auditorium perfect for retail, sports and community activities.

Business centres equipped with the latest communications tools are also on standby, in case the workaholics need to work away from their offices.

These integrated facilities are particularly beneficial to business travelers. The short-term business travelers in town for a whirlwind industry seminar can fly in, arrive at his or her hotel in less than 15 minutes, attend a seminar, eat, rest and network all in the same area before flying back home. And this does not need to be done in the pricier CBD area- saving costs for exhibition organizers and their partners.

Commuters worrying about the development’s accessibility to public transport can have a sigh of relief because UE BIZHUB EAST is located adjacent to the future site of the Expo MRT Interchange Station, which is linked to the upcoming Downtown Line. The development is also close to Singapore Expo and the future Singapore University of Technology and Design with good access to PIE and ECP, 10 minutes drive to Changi Airport and 30 minutes drive to the city.

“UE BIZHUB EAST will be the focal point of activities within the vicinity when it opens in the first quarter of 2012,” said Mr Liew.

Mr Liew is upbeat with the remaining months of the year, explaining that the company recently secured a UE BIZHUB CONCEPT development in Ang Mo Kio Industrial Park, UE BIZHUB CENTRAL. The project “involves customizing the existing buildings to serve the specific business needs of some of its new occupants,”he says.

When UE BIZHUB CENTRAL is ready anytime soon, Mr Liew says the company plans to transfer their operations there from the historic UE Square. Centralization of UE Headquarters and its subsidiaries under one roof will enhance the Group’s operational efficiency, foster a closer working relationship and promote staff interaction.

“Apart from our existing build-to-suit properties such as UE TECH PARK and UE PRINT MEDIA HUB, we are actively exploring for other potential sites in Singapore to develop into build-to-suit integrated space solutions under the brand name of ‘UE BIZHUB’ that will span the island-state,” Mr Liew says of the company’s unwavering determination to be ahead of the pack in setting the standard of maximizing the use of space with UE BIZHUB CONCEPT.

UE BIZHUB CONCEPT reflects the dynamism present in UED as it is able to adapt to the changing trends in the course of time.
