Hedges Park Launches on Saturday with 6 more due in April

EXCLUSIVE: Hong Leong Group’s Hedges Park at Changi North Road will open on Saturday, April 16 while six others are lined up to launch this month before government’s cooling measures take its toll, according to experts.

In a research note, property brokerage firm Orange Tee said that developers are expected to release more projects for sale this month ahead of the Government’s Land Sales Programme announcement for the second half of the year probably in late May or early June which aims to lower residential unit prices.

Next week, Fission Capital’s Centra Heights will preview on Monday, April 18  and joint development, 8 Coutyards at Yishun by Frasers Centrepoint Homes and Far East Organization will be officially launched on Friday, April 22.

Other developments in the pipeline this month and their respective launching dates include Pinnacle Development’s Water Edge at Geylang (April 25) ;  Oxley Rising’s Oxley BizHub at UBI (April 26);  Adam Properties’ 10 Shelford at Shelford Rd., (April 29) and Sino Tac Holding’s Auralis at East Coast (April 30).

Property specialist Valerie Tan from acepropertyhub.com said that while Hedges Park is a private condominium, its selling prices though are similar to executive condominiums –designed for those who can afford more than an HDB flat but find private property out of their reach.

Also, “the size is not small like all the recent ‘Mickey Mouse’ units”, added Ms. Tan

The six to eight storey Hedges Park is comprised of 501units where a typical one-bedroom unit of around 484-570sqft only cost $466,000 while a four-bedroom unit amounts to $1.05 million.

The 17-storey Centra Heights meanwhile offers affordable quantum investments starting from $500,000. It is located in District 14, which is known to have high rental demand with good returns.

Callie Wong, senior market consultant with Huttons Asia., a brokerage firm which markets Centra Heights believes that the development will attract huge crowd just like other recent condo launches in the area near to Aljunied MRT.

“I firmly believeCentra Heights will be a very popular project because Centra Suites, CentraStudios and Suites@Sims were all sold out projects on the very first day of VVIP,” she said.

“All these projects are near to Aljunied MRT and yet in red light district. So far, this newest launch, Centra Heights, will be the best among all the other past projects in that area,” added Ms. Wong.

Property developments that were already launched early this month to take advantage of still favorable market include the 18-storey Okio Residences at Balestier by SDB Asia and the 72-storey SkySuites at Anson by Allgreen Properties on April 2, the 9-storey Royce Residences by Goldland Development on April 7 and the Lavernes’ Loft by the Asimont Holdings on April 8.
