HDB resale volume crashed 36% in April

Only 1,459 flats were rented out.

According to SRX, overall HDB Cash-Over-Valuation (COV) dropped $1,000 to end at $30,000. This was the lowest monthly COV since Sep 2012.

Despite 3 months of consecutive drop in COV, overall median resale price continued its uptrend to reach $465,000 in April, up 1.1% from $460,000 in Mar.

According to flash figures, resale transaction volume remained stable in Apr at 1,271 HDB flats sold. This is slightly lower than March's 1,355 units transacted. The complete April volume, however, should be comparable to that in March. However, April's HDB resale volume represented a 36% drop compared to the same period last year (there were 2,000 HDB resale flats transacted in April 2012).

1,459 HDB flats were rented out in April 2013, 14% less than March's 1,703 rental transactions. However, this volume is relatively steady as compared to the 1,481 units rented out in the same month last year.

Overall HDB median rents have kept constant at $2,400 on a monthly basis.
