LIST: Condo launches homebuyers should look out for

One of six new developments in 2024 begins sales booking on 27 January.

Kicking off 2024 are six condominium launches that homebuyers must consider.

The Singapore Business Review listed down details and quick facts about each property launch in the hope of guiding homebuyers in their selection.

1. Ardor Residence
Developer/s: Nanshan Group
Location: Haig Road (District 15)

The freehold, low-rise condominium with address at 181 Haig Road comprises five-stories and 35 units, ranging from two to four bedrooms.

The Ardor Residence enjoys close proximity to shophouses, restaurants and malls like Parkway Parade and PLQ Mall, as well as educational institutions such as Tanjong Katong Primary School and Haig Girls’ School.

Notably, the condominium is at the heart of the culinary scene with The Communal Place, 328 Katong Laksa, and more, well within reach.

The development’s architect, P&T Consultants, made sure that its contemporary design blends with the surrounding architecture and greenery.

2. Hillhaven

Location: Hillview Rise (District 23)

Set to be completed in 2027, Hillhaven is a 341-unit development with 341 corresponding carparks and two EV lots.

The condominium comprises two towers with 27 and 28 storeys. The development offers two-bedroom to four-bedroom units with 134 two-bedders making up the most of the units. Unit price starts at $1,024 psf per plot ratio (psf ppr).

To promote “vibrant living,” Hillhaven offers its residents various lifestyle amenities: an exercise lawn, an urban farm and gardens, and a bikers’ corner on Level 1.

On Level 4, BBQ Pavilions, a lap and a kids pool, a playground and a rock climbing platform, a gym and a reading corner, al fresco decks, a Spa Garden, and a Party Pavilion is also open to residents.

The 99-year leasehold property is situated near amenities and transport networks such as the Hillview MRT station, Bukit Timah Shopping Centre, Cold Storage supermarket, and schools such as Bukit Panjang Primary School and CHIJ Our Lady of Peace.

It is also located near essential establishments such as Phoenix Medical Group and DBS Bank and nature enclaves like the Bukit Batok Town Park and the Dairy Farm Nature Park.

3. Lentoria

Location: Lentor Hills Road (District 26)

The 267-unit development sits on a private residential enclave in Lentor township, surrounded by landed properties.

Set to be completed by 2027, Lentoria offers units with prices starting at $1,130 psf per plot ratio (psf ppr).

The 99-year leasehold condominium boasts a convenient and efficient location, with close proximity to the Lentor MRT station. Residents who drive also have easy access to major expressways such as the North-South Corridor leading to the Central Expressway (CTE) or Seletar Expressway (SLE).

It also stands near amenities and establishments such as childcare centres, the Ang Mio Ko Food Centre and Market, and schools such as Anderson Primary School, Presbyterian High School, and Eunoia Junior College.

Lentoria is equipped with a “diverse range and top-notch condo facilities” including a gym, swimming pools, luxury clubhouses, a jacuzzi, and a sky terrace with a gourmet pavilion.

Starting 15 January, interested buyers can book an appointment to view show flats of the development.
4. Lumina Grand (EC)
Developer/s: City Developments Limited
Location: Bukit Batok bWest Ave 5 (District 23)

Lumina Grand will mark Singapore’s first Executive Condominium (EC) project for 2024.

With a site area of 178,937 sq ft, the development offers 510 units in 10 blocks of 12-13 storeys each.

The 99-year leasehold development will offer three to five bedroom units ranging from 936 sq ft to 1,496 sq ft. Prices range from $1.33m for a three-bedroom, $1.38m for a three-bedroom premium, $1.62m for a four-bedroom and $2.09m for a five-bedroom.

The executive condominium is located near Tengah New Town and Jurong Lake District, offering a variety of amenities and connectivity for residents.

It is situated near malls such as The Rail Mall, Bukit Timah Shopping Centre, Le Quest Shopping Mall, and Bukit Batok West Shopping Centre with all of them being minutes away.

For residents who wish to immerse in nature, Lumina Grand is also at the heart of the Bukit Batok Nature Corridor (BBNC) which boasts the enhanced Bukit Batok Hillside Nature Park, Tengah Forest Corridor, Bukit Timah Nature Reserve, Central Catchment Nature Reserve, and Bukit Batok Town Park.

Schools such as Dulwich College, Princess Elizabeth Primary School, and the soon-to-open Anglo-Chinese School, making Lumina Grand a perfect place for families.

E-application for interested buyers is open on 12-22 January 2024, with sales booking to start on 27 January.

5. The Arcady at Boon Keng
Developer/s: KSH Ultra Unity Pte. Ltd.
Location: Serangoon Road (District 12)

The 172-unit condominium is expected to be completed in 2028 with unit prices starting from $1.07m to $6.4m.
The freehold development offers one to five-bedroom units and two penthouses ranging from 527 sq ft to 2,583 sq ft area size.

Various recreational facilities are also available to residents with the Foliage Garden Zone found at the First Storey Landscape Deck packed with a foliage and a mountain trail, a kids’ playground, a herbs stroll, a BBQ Pavilion, pools and cabanas of different sizes and features, and a Botanical Lounge.

At the 2nd Storey Sky Terrace, residents can also enjoy al fresco dining, a Chill Out Lounge, a Karaoke Room, a kids’ party deck and club, and the Tranquil Grove and Serene Grove.

Meanwhile, the Sky Terrace on the 14th floor exhibits a Sunrise Garden, a Vista Lounge, a Sky Veranda, a Gourmet Vista, as well as the Arcady Club.

The Arcady @ Boon Keng is within walking distance to Boon Keng MRT station and nearby condos such as St. Francis Court, Regent Residences, and St. Francis Lodge, offering a completely residential environment.

6. The Hillshore

Location: Pasir Panjang Road (District 5)

Formerly Gloria Mansion which stood 12-storeys with 31 units, The Hillshore is now a freehold redevelopment property set to achieve its legal completion by 2030.

The Hillshore will offer 59 units in two blocks of 5-storey each, maximising its 45,742.7 sq ft total site area. Unit price will start from $1.291m.

It is conveniently located near the Haw Par Villa MRT station (CC25) and offers various amenities including restaurants, cafes, shopping centres, and leisure and activity areas such as the West Coast Park, Labrador Nature Reserve, and Kent Ridge Park.

The site is also near VivoCity, Harbourfront Centre, Mapletree Business City, Alexandra Retail Ctr, One North, and Sentosa, providing a wide range of commercial experiences and convenience to residents.

Education is also very accessible with Fairfield Methodist, Anglo-Chinese School, and Kent Ridge Secondary School just minutes away from the condominium.
