A full strata office floor in Suntec City Tower 1 is now available for sale.

According to JLL, the property’s sole marketing agent, the property is priced at $42.8m, translating to $3,553 per square foot (psf) for its total strata floor area of 12,045 square feet.

The high-floor office space offers 360-degree views of Marina Bay and the surrounding skyline. It features a flexible layout with seven individual units and is partially tenanted, to be sold with existing leases.

“The vast area of the floor plate allows room for creative subdivision or amalgamation into units that can accommodate the space requirements of incoming tenants or self-use,” said Terry Wong, senior director, Capital Markets, JLL Singapore. “This is extremely ideal for businesses that may have plans for future expansion.”

“The entire floor also comprises three individual strata titles, providing opportunity for future divestment as separate strata units,” he added.

Located at the intersection of Temasek Boulevard and Raffles Boulevard in the Central Business District, Suntec City includes five office towers, a retail mall, and a convention center. The property offers over 3,000 parking spaces and a sheltered drop-off point at Tower 1.

The location is also well-connected, with direct links to MRT stations Promenade, Esplanade, and City Hall. Additionally, It is accessible via major expressways including the East Coast Parkway, Ayer Rajah Expressway, and Pan Island Expressway.

Recent transactions at Suntec City show stable demand. Units on level 37 of Suntec Tower 1 sold for $3,684 psf and $3,736 psf earlier this year, while a unit on the 38th floor of Suntec Tower 2 sold for $3,817 psf in May. The 44th floor of Suntec Tower 3 sold for $3,513 psf in December 2023.

"Demand for strata office assets in Suntec City remains robust, with limited supply of Grade A office buildings meeting the market's demand for attributes such as drop-off points, car parks, views, and amenities," Wong said.
