New FM report and award-winning innovations highlight a shift toward performance-driven, technology-enabled, and sustainable built environments.
Cushman & Wakefield | C&W Services Singapore is advancing the future of facility management (FM) through two parallel developments – its latest thought leadership report, Rethinking Facility Management, and recognition at the Singapore Business Review International Business Awards 2026 for two FM-led innovations.
Together, these developments reflect a broader shift in the industry toward outcome-based delivery, integrated operating models, and data-enabled performance management across the built environment.
Rethinking Facility Management: Shifting from service delivery to performance outcomes
Their latest report, Rethinking Facility Management, examines how FM is evolving in response to rising expectations around sustainability, workplace experience, and operational resilience.
At the centre of this shift is a move away from activity-based service delivery toward outcome-driven models that align landlords, service providers, and tenants around measurable performance outcomes.
“Facility management is playing an increasingly strategic role in shaping value across the built environment,” said Natalie Craig, Chief Executive, Cushman & Wakefield, Singapore. “As expectations around workplace experience, sustainability, and operational performance continue to rise, FM is becoming more collaborative and outcome-focused.”
She added that outcome-based integrated facility management strengthens alignment across stakeholders by focusing on shared outcomes such as energy efficiency, asset uptime, and service quality – supporting more resilient and future-ready assets.
The report notes that whilst traditional integrated facility management has improved efficiency through consolidation, the next phase is defined by performance-linked models where outcomes shape both service design and accountability. C&W Services estimates that this approach can reduce total operational costs by 5–15% through improved resource allocation, centralised oversight, and data-driven maintenance.
Technology remains a key enabler of this evolution. The report highlights how real-time monitoring, predictive maintenance, and AI-enabled decision-making are improving both operational efficiency and service quality across portfolios. In selected applications, technology upgrades for a multi-tenanted high-spec building have delivered 1.8M kWh in energy savings, equivalent to an 11.1% reduction in total consumption.
Emerging tools such as AI-enabled surveillance and analytics-driven facilities management are also helping organisations optimise manpower deployment whilst strengthening resilience, safety, and responsiveness.
Award-winning innovation in sustainable workplaces and high-access operations
Alongside its thought leadership, the organisation has been recognised at the Singapore Business Review International Business Awards 2026, winning across the Consulting and Property Services categories for two FM-led initiatives that demonstrate innovation in practice.
The WELL Workplace Blueprint: Turning strategy into a living workplace
The first award recognises The WELL Workplace Blueprint, which transformed C&W Services’ Chai Chee headquarters into Singapore’s first FM-led workplace to achieve WELL Version 2 Gold Certification.
Developed by the Sustainability Team, the project functions as both a workplace and a living laboratory for sustainable FM, integrating smart technologies, data analytics, and evidence-based design.
More than 270 occupancy and daylight sensors optimise lighting conditions, whilst over 70 systems regulate air-conditioning and ventilation. These interventions have delivered nearly 20% energy savings, alongside improved indoor environmental quality through continuous monitoring and occupancy-based insights.
Beyond systems and infrastructure, the workplace incorporates recycled-material installations, an edible green wall maintained by employees, and inclusive art features designed to support employee wellbeing.
The initiative is supported by C&W Sustainability Building Network, a digital platform that enables performance tracking, benchmarking, and replication across sites – helping clients align with WELL v2 and Green Mark Healthier Workplace standards.
It also reinforces the firm’s broader climate commitments, including Science Based Targets initiative (SBTi)-validated goals to reduce Scope 1 and 2 emissions by 50% by 2030 and achieve net zero by 2050.
Innovation takes flight: Redefining high-access operations
The second award-winning initiative, Innovation Takes Flight, developed in partnership with KTV Working Drone, introduces drone-enabled solutions for high-access cleaning and inspection.
Replacing traditional methods such as scaffolding, rope access, and boom lifts, the system deploys drones equipped with advanced navigation and precision cleaning capabilities to operate safely in hard-to-reach environments.
The approach has reduced high-access manpower requirements by up to 60%, shortened cleaning cycles by up to 50%, and lowered equipment-related costs by roughly one-third.
It also reduces carbon emissions and chemical usage through more precise application and reduced reliance on heavy machinery.
Rather than replacing human expertise, the model integrates drone technology into C&W Services’ High Access Solutions, allowing technicians to focus on tasks requiring judgement and oversight.
Integrating people, places, and performance
As Singapore continues to evolve toward a more sustainable and resilient built environment, facility management is becoming increasingly central to how assets are designed, operated, and experienced.
The Rethinking Facility Management report highlights how FM requirements vary across office, retail, and industrial assets, shaped by differences in operational intensity, system complexity, and occupancy behaviour. These distinctions are critical for improving benchmarking, budgeting, and long-term asset planning.
