ESR-REIT takes home win at SBR National Business Awards 2025

It has made two transformative “on-strategy” acquisitions that have elevated its portfolio.

Real estate investment trust ESR-REIT clinched the Commercial Real Estate Trust category at the highly sought-after SBR National Business Awards 2025 for its success in implementing the second phase of its 4R strategy which has deployed proceeds from prior initiatives to deliver transformative results.

The 4R Strategy, which stands for Rejuvenating, Recapitalising, Recycling, and Reinforcing Sponsor Support, are pillars that aim to drive long-term value for unitholders. Its first phase has already been executed successfully.

For the second phase, ESR-REIT seized the opportunity to execute two pivotal acquisitions: the ESR Yatomi Kisosaki Distribution Centre in Japan and the 20 Tuas South Avenue 14 in Singapore.

These acquisitions epitomise the company’s commitment to enhancing its New Economy portfolio, extending underlying land leases, and creating a resilient and future-ready portfolio aligned seamlessly with the 4R Strategy. Acquired at a 2.3% discount to their valuation, these assets not only enhance ESR-REIT’s strategic objectives but also underscore its commitment to delivering tangible value for unitholders.

At the same time, these high-quality assets have delivered immediate DPU accretion at +3.0% whilst enhancing portfolio resilience with advanced sustainability certifications and features. This achievement underscores the company’s ability to identify and negotiate high-quality assets whilst ensuring optimal value creation for stakeholders.

“The transformational ‘on-strategy’ acquisitions of ESR Yatomi Kisosaki DC and 20 Tuas South Ave 14 have significantly elevated ESR-REIT’s asset quality, earnings resilience, and sustainability profile. These accomplishments affirm ESR-REIT’s position as a leading New Economy and future-ready Asia Pacific S-REIT, deserving of recognition for excellence in REIT management,” the company said.

Prior to these acquisitions, ESR-REIT had already laid a strong foundation by rejuvenating its portfolio through asset enhancement initiatives, redevelopments, and divestments of non-core assets, as well as recapitalising for growth via $300m equity fundraising in FY2023 and prudent financial measures.
