An outline planning proposal has been submitted for a scheme that includes serviced apartments and retail space.
A freehold mixed-use redevelopment site at 756 Upper Serangoon Road, currently occupied by Upper Serangoon Shopping Centre, has been launched for sale via public tender, according to its marketing agent CBRE.
The guide price is $260m, which translates to approximately $1,471 per square foot on the verified GFA.
The site is located approximately 750 metres from Serangoon MRT and around 1 kilometre from Kovan MRT, with the tender closing on Wednesday, 3 December.
The property spans two land plots with a combined area of 51,086 square feet, zoned for Commercial & Residential (front plot) and Residential (rear plot) use.
The front parcel, Lot 3228K, carries a GPR of 3.0 and approximately 28 metres of frontage along Upper Serangoon Road.
The rear parcel, Lot 4361M, has a GPR of 2.8. The site has a verified gross floor area (GFA) of 176,792 square feet and is subject to a maximum building height of 36 storeys, with access via Sireh Place and Taman Sireh.
