June BTO launch tilts towards prime, plus flats as standard supply shrinks

Short-waiting-time units and location mix may influence demand patterns across estates.

The June Build-To-Order (BTO) exercise reflects a tighter mix of standard flats and a higher share of prime units, alongside a significant proportion of shorter-waiting-time (SWT) projects, property consultant Huttons Asia said. 

The consultancy noted that standard flats account for 2,640 units, or 38.5% of the 6,952 units launched across seven projects, marking the lowest share of standard supply in recent BTO exercises since the classification framework was introduced.

Huttons added that 3,170 units are classified as prime flats and 1,050 as plus flats, indicating a continued tilt toward higher-tier developments in the overall pipeline.

The June launch also includes 2,520 SWT flats across three projects in Kebun Baru and Sembawang, with an estimated waiting time of around three years.

Huttons said SWT flats may appeal to buyers prioritising shorter construction timelines, including some spillover demand from the resale market.

HDB will launch a total of 6,952 BTO flats across seven projects in the exercise.

Prime flats are located in Bishan and Bukit Merah, whilst plus flats are in Ang Mo Kio. Standard flats are mainly concentrated in Sembawang and Woodlands.

Huttons noted that the standard supply is largely located further from MRT stations, which may influence buyer interest amongst more price-sensitive applicants.

In Sembawang North, two projects form part of a broader development pipeline in the area, which is expected to eventually include the redevelopment of the former Sembawang Shipyard into a mixed-use waterfront district.

In Woodlands, the Woodlands Acres project is the second BTO launch in the Woodgrove area after Woodgrove Edge in 2024.

The site is located near Marsiling Hawker Centre and Woodlands Sports Centre, though MRT access remains relatively distant.

Huttons said demand across standard projects may vary depending on transport access and competition from resale alternatives.
