A freehold site at 2 and 4 Jalan Ulu Siglap has been put up for sale with a guide price of $28m, according to marketing agent CBRE.

The property occupies a land area of about 13,523 sq ft and is currently used as a nursing home. It is zoned for residential use.

For non-landed residential redevelopment, the guide price reflects an indicative land rate of about $1,462 per sq ft per plot ratio.

This includes a land betterment charge payable for an additional 7% bonus gross floor area (GFA) for balconies.

For landed housing development, the guide price translates to about $2,070 per sq ft based on the site’s land area.

Subject to regulatory approvals, the purchaser may redevelop the asset into a non-landed residential project or a landed housing scheme.

Based on planning parameters, the site has a baseline GFA of 18,713 sq ft, equivalent to a plot ratio of 1.38.

The sale will be available through a public expression of interest exercise that closes on 15 July 2026 at 3 p.m.
