Both have commercial space on the first floor and living quarters upstairs.

Two HDB shophouses in Toa Payoh Central and Kovan have been put up for sale with asking prices of $5.5m and $5.3m, respectively.

The Toa Payoh property is a two-storey development with a total strata area of 1,345 sq ft and has a 78-year leasehold tenure from 1 October 1992.

The first storey has 635 sq ft approved for commercial use, whilst the second storey has 710 sq ft approved as living quarters.

Meanwhile, the Kovan property is a two-storey unit with a total strata area of 1,798 sq ft.

The first storey has 850 sq ft approved for commercial use, whilst the second storey has 947 sq ft approved as living quarters. It has a 90-year leasehold tenure from 1 April 1993.

Interested parties must submit their expression of interest to Sakal Real Estate by 3 pm on 23 July 2026.

Sakal Real Estate said the shophouses may be sold either as a portfolio or individually.

The owner prefers to lease back the properties after the sale to continue business operations, but is also open to a sale with vacant possession.

A NOTE FROM SINGAPORE BUSINESS REVIEW

The people you want to reach are already in this room.

Every quarter, SBR lands on the desks of the founders, CFOs, and directors running Asia's most consequential companies. Every day, they open our newsletter and read our website. It's a room that took twenty years to build — and it's the one most of our partners are trying to get into.
The good news is that the door is open. We work with companies on thought leadership articles, sponsored content, industry summits across Southeast Asia, regional awards programmes, podcasts, and media placements in print and digital. The shape of the right partnership depends on what you're trying to do, which is why we'd rather start with a conversation than send a rate card.
If you have something this room should know about, tell us. We'll tell you honestly whether we can help, and how.

No rate cards until we understand the brief. It's a better use of everyone's time.
