Brand new commercial building at Jalan Besar for sale

The expression of interest ends on 1 March at 3 pm.

A brand new four-storey commercial building with six-storey rear extension at 253 Jalan Besar is up for sale with a guide price of $24.23m or $2,499 per square foot gross floor area.

In a statement, Savills said the building sits on a property site covering around 3,230 square feet (sq ft) with a built-up area of around 9,694 sq ft.

The property, which is still under construction and will be sold in the fourth quarter of 2024, was approved to operate food and beverage businesses on the ground floor, whilst the upper floors were approved for office use.

Yap Hui Yee, Executive Director, Investment Sales & Capital Markets at Savills Singapore, said the incoming buyer could also look into potentially converting the property to other uses such as a fitness centre, showroom, for home and living, educational activities, and healthcare/medical, subject to the approval of the authorities.

Zoned as commercial, the transaction of the property is not subject to additional buyers’ stamp duties or seller stamp duties. Foreigners and companies may also buy the building.
