CBRE offers $20m industrial development property for sale

It is located at 42H Penjuru Road.

CBRE offered for sale for $20m a single-storey warehouse at 42H Penjuru Road with a three-storey ancillary office, open yard, and a jetty.

In a statement, CBRE said the industrial development has a total gross floor area of around 102,231 square feet (sq. ft.) and sits on a 155,3131 sq. ft. site. It also has direct access to a dedicated jetty size of 6,535 sq. ft. 

Under the Master Plant 2019, the site is categorised for “Business 2” use with a plot ratio of 1.0 and the new owner can increase the built-up area to around 155,313 sq. ft.

The single-storey warehouse which covers 20,000 sq. ft. features a 14.9-metre ceiling height and a floor loading of 30 to 40 kilonewton per square metre. It also connects directly to the yard space with multiple overhead crane fixtures ranging from 20 to 50 tones.

CBRE added that the property has a fully fitted modern office, with 13 carpark lots and a passenger lift.

“42H Penjuru Road boasting a dedicated jetty, will appeal strongly to industrialists involved in marine industrial activities. Considering the seamless access of the jetty from the production space, coupled with the ample yard space and overhead crane fixture, industrialists can transport and handle large bulky equipment safely and easily to and fro the locations,” said Graeme Bolin, head of Occupier and Leasing, Industrial and Logistics Services. 

Bolin added that the positive outlook for the manufacturing sector of Singapore will boost demand for quality production and warehouse space.

“We expect strong interest to come from industries such as infrastructure, oil & gas, maritime sector and engineering, as 42H Penjuru Road presents a timely opportunity for investors and owner-occupiers alike, to acquire a prime industrial and logistics space that can house all functions of the business,” he said.

The property is close to PSA terminals, Jurong Port, International Business Park, and Jurong Island and is accessible to other parts of the Lion City via West Coast Highway and Ayer Rajah Expressway.
