Freehold commercial building in CBD up for sale at $88.8m

The tender will close on 26 June at 3 p.m.

ETC has put an 11-storey freehold commercial building on Tras Street up for sale by tender with a guide price of $88.8m, or about $2,288 per sq ft based on its gross floor area.

The property is located in Singapore’s Central Business District.

According to the 2019 Master Plan, the site is zoned for commercial use with a plot ratio of 5.6 and a permissible height of up to 35 storeys.

The building occupies a site area of 619.5 sqm (approximately 6,668 sq ft) and spans a total gross floor area of 3,606.64 sqm (approximately 38,818 sq ft), reflecting an equivalent plot ratio of 5.82. The subject property also has six carpark lots.

A wide range of amenities is available in the area—from retail offerings at 100AM, Icon Village, and Tanjong Pagar Plaza to an array of restaurants, cafes, and hawker centres.

The neighbourhood also features banks, fitness studios, wellness centres, and established hotels such as Amara Singapore, Oasia Hotel Downtown, and Carlton City Hotel Singapore.

The tender for the site will close on 26 June at 3 p.m.

A NOTE FROM SINGAPORE BUSINESS REVIEW

The people you want to reach are already in this room.

Every quarter, SBR lands on the desks of the founders, CFOs, and directors running Asia's most consequential companies. Every day, they open our newsletter and read our website. It's a room that took twenty years to build — and it's the one most of our partners are trying to get into.

The good news is that the door is open. We work with companies on thought leadership articles, sponsored content, industry summits across Southeast Asia, regional awards programmes, podcasts, and media placements in print and digital. The shape of the right partnership depends on what you're trying to do, which is why we'd rather start with a conversation than send a rate card.

If you have something this room should know about, tell us. We'll tell you honestly whether we can help, and how.

No rate cards until we understand the brief. It's a better use of everyone's time.
