A freehold 8-storey industrial building in MacPherson has been launched for collective sale with an asking price of $88.8m, according to real estate advisory firm Edmund Tie & Company (ETC), the sole marketing agent for the property.

Located at 5 Lorong Bakar Batu, the MacPherson Industrial Complex sits on a 49,410 sq ft freehold site and boasts a wide 98-metre road frontage, offering strong redevelopment or adaptive reuse potential.

Zoned “Business 1” under the URA Master Plan 2019, the property currently has a gross floor area of 125,002 sq ft, translating to a plot ratio of 2.53.

ETC is inviting interested parties to submit bids by 3 p.m. on 22 May 2025, with no Additional Buyer’s Stamp Duty applicable and no restrictions on foreign ownership.

The site is also strategically located about 600 metres from Potong Pasir MRT station, and is well-connected via major expressways including the CTE, PIE, and KPE. It is close to several lifestyle and retail hubs such as The Venue Shoppes, Poiz Centre, and Grantral Mall.
