Savills has announced the launch of No.158 Yio Chu Kang Road, Singapore for sale by expressions of interest or EOI. 

The subject property is presently leased to an international petroleum company for use as a petrol station. It has a site area of about 13,394 sq.ft. and is zoned for “Transport Facilities” under Master Plan 2008. The property is located along a main arterial road between the established Serangoon Gardens landed estate to Serangoon Central. 

The freehold property has a wide-frontage measuring approximately 40m. 

“When leased to an operator for use as a petrol station, the property makes for a good hassle free income investment.” says Steven Ming, deputy managing director and head of investment sales at Savills Singapore. He adds, “The owner may even be open to consider the sale on a 30-year leasehold basis.”

He adds, “Subject to relevant authorities’ approvals, alternative uses may also be considered. Further along Yio Chu Kang Road, properties had been developed for commercial uses.”

Being a non-residential and non-industrial property, neither Additional Buyer Stamp Duties nor Seller Stamp Duties apply on its transaction. 

Savills Singapore, the appointed sole marketing agent, will be conducting the sale by expressions of interest which will close on 27th March 2013 (Wednesday) at 4pm.
