Singapore Shopping Centre put up for sale at $200m

The site has an existing gross floor area of approximately 12,566.47 sqm.

A prime commercial site at the forefront of Orchard Road has been launched for collective sale, according to its sole agent ETC.

The property, Singapore Shopping Centre, sits on a prominent corner plot of 2,449.8 sqm (26,369 sq ft) and features triple frontages along Clemenceau Avenue, Penang Road, and Penang Lane.

The site has an existing gross floor area of approximately 12,566.47 sqm (135,264 sq ft) and is zoned for “Commercial” use under the 2019 Master Plan, with a 4.2 plot ratio.

The asking price is $200m, translating to a land rate of $2,800–$3,500 per sq ft per plot ratio, depending on redevelopment intensity.

According to the Urban Redevelopment Authority (URA), the site may be redeveloped into a hotel under the same plot ratio or repurposed for hotel use at its current GFA, yielding an equivalent plot ratio of 5.1296.
