Upper Serangoon site up for sale

It has a guide price of $260m.

The Upper Serangoon Shopping Centre at District 19, with a guide price of $260m, and an adjoining land plot (Lot MK22-04362W) are up for sale, according to CBRE.

The shopping centre’s sale will be via a public tender process, closing on Wednesday, 10 June 2025 at 3 p.m., whilst the land plot will be through private treaty.

Purchasers will have the opportunity to either acquire Upper Serangoon Shopping Centre alone or collectively with Plot 3.

“By combining the plots, developers can build a mixed-use development with a total gross floor area of 176,792 square feet,” Michael Tay, head of Singapore Capital Markets at CBRE, said.

Tay added that there can be approximately 154 residential units at Plot 2 and 56 serviced apartments with 12,000 sq. ft. of commercial space at Plot 1.
