CapitaLand Ascendas REIT invests $1.31b in accretive acquisitions

The REIT invested in five properties.

CapitaLand Ascendas REIT spent $1.31b for five accretive acquisitions in Singapore to generate new income streams and enhance portfolio value, according to its third-quarter business update for 2025.

According to the trust, these acquisitions are expected to deliver .6% to 7% yield.

The trust completed accretive acquisitions of a premium business space property and a Tier III colocation data centre in Singapore for $724.6m in Aug 2025. It also announced the proposed acquisitions of three high-quality industrial and logistics properties in Singapore for $592.6m, which is expected to be completed by Q1 2026.

Meanwhile, CapitaLand Ascendas REIT reported a portfolio occupancy of 91.3% as at 30 September 2025. Average portfolio rental reversion of leases renewed in Q 2025 was 7.6%.

The trust expects rental reversion for FY 2025  to be in the positive low double-digit range.

Portfolio weighted average lease expiry (WALE) by gross revenue as at 30 Sep 2025 remained stable at 3.6 years.
