Acrophyte Hospitality Trust’s NPI declines 14.3% YoY in H1

Gross revenue of the group also went down 6.9% YoY during the same period.

Acrophyte Hospitality Trust reported a 14.3% year-on-year (YoY) decline in net property income (NPI) for the first half of 2025 to $23.19m (US$18m).

The decline is attributed to increases in labour costs, as well as a rise in rental expenses and insurance costs.

Gross revenue in H1 2025 also fell by 6.9% YoY to $100.61m (US$78.1m), primarily due to the sale of the hotels in 2024, which led to a 7.3% reduction in available rooms for sale.

Gross operating profit in the same period also saw a 9.9% decrease YoY to $34.39m (US$26.7m) compared to the same period last year.

According to their bourse filing, the operational performance of the group for H1 2025 was impacted by a combination of portfolio contraction following the disposal of the hotels in 2024, softer lodging demand amid macroeconomic uncertainty, and reduced occupancy levels across the broader US hotel market.
