Johor Regent, Singapore finalise land swap at Holland Road
ROJ gets 8.5 hectares of state land.
The Regent of Johor, His Royal Highness Tunku Ismail (ROJ), has agreed to a land swap with the Singapore government involving a 21.1-hectare site along Holland Road.
In a mutually agreed land swap aimed at preserving the integrity of the Singapore Botanic Gardens UNESCO World Heritage Site, the ROJ will transfer Plot C—located closer to the Gardens—to the Singapore government.
In return, the government will transfer 8.5 hectares of state land, known as Plot A, to the ROJ. Plot A lies further away from the heritage site and is considered of comparable value.
Plot B will remain under the private ownership of the Johor royal family.
Following the exchange, ROJ may proceed with development plans for Plots A and B. The land is designated for low-rise, low-density residential use.
Any proposed development will undergo the necessary regulatory processes, including assessment by the Urban Redevelopment Authority (URA) and other relevant agencies, to ensure the project aligns with the surrounding site's character.
Environmental impact studies will also be required prior to the commencement of any works.
The government will keep Plot C undeveloped for now, with future use to be decided.
