June BTO launch may draw application rate of up to 3.5 times: PropNex

The exercise includes 6,952 flats across seven projects.

The June 2026 Build-to-Order (BTO) exercise could draw an overall application rate of around 3.1 to 3.5 times, supported by highly anticipated projects in Bishan, Bukit Merah, and Ang Mo Kio, according to PropNex.

HDB launched 6,952 new BTO flats across seven projects in Ang Mo Kio, Bishan, Bukit Merah, Sembawang, and Woodlands.

PropNex CEO Kelvin Fong said the exercise includes the first BTO project in nearly 40 years in the Lakeview area in Bishan, as well as a new project in the Greater Southern Waterfront in Bukit Merah.

The expected application rate is comparable to the 3.2 times recorded during the February 2026 BTO exercise.

Prime flats make up about 46% of the June 2026 supply, whilst Plus flats account for 15%. Standard flats comprise nearly 39% of the units offered.

The two Prime projects are Lakeview Cascadia in Bishan and Berlayar Rise in Bukit Merah.

Lakeview Cascadia will offer 1,221 flats and has a subsidy recovery rate of 10%. PropNex expects healthy demand for the project, citing its location about a five-minute walk from the Marymount MRT station, proximity to popular schools, and access to MacRitchie Reservoir.

Fong said there may also be pent-up demand for new flats in Lakeview, especially among singles and families looking to live near relatives in the Upper Thomson area.

Berlayar Rise, the largest project in the June exercise, will offer 1,976 flats in Bukit Merah. It is the second BTO offering in the new Berlayar estate within the Greater Southern Waterfront.

The project has a subsidy recovery rate of 14%, which PropNex said likely reflects the site’s strong connectivity and potential growth benefits as the Greater Southern Waterfront develops.

The two Plus projects in Ang Mo Kio, Kebun Baru Ridge and Kebun Baru Breeze, will offer 485 and 579 flats, respectively. PropNex expects them to be popular among younger couples and families with young children due to their proximity to the Mayflower MRT station and nearby schools.

Among Standard projects, Woodgrove Acres in Woodlands may see decent interest from applicants, particularly second-timer families or buyers with relatives in the area. However, PropNex noted that nearby MRT stations are more than 1km away.

The two Sembawang projects, Sembawang Portico and Sembawang Brook, may see relatively moderate interest because of their distance from the Sembawang MRT station and limited nearby amenities at present.

However, Fong said the area could become livelier in the future with plans to redevelop Sembawang Shipyard into a mixed-use waterfront lifestyle district.

Four-room flats account for the largest share of the June launch, with 3,251 units or about 47% of the total supply. Two-room Flexi flats make up nearly 33%, or 2,287 units.

Applicants seeking larger flats will have to consider the Standard projects in Sembawang and Woodlands, which collectively offer 851 five-room flats.

The launch also includes 2,035 Shorter Waiting Time flats, making up 29% of the supply. These flats, which have waiting times of less than three years, are available at Sembawang Portico and Sembawang Brook.

Including the June exercise, HDB has launched 11,644 BTO flats in the first half of 2026. For the full year, HDB projects around 19,600 BTO flats, including more than 4,000 Shorter Waiting Time flats.

The next BTO exercise is scheduled for October 2026, with nearly 8,000 flats across Bedok, Geylang, Sembawang, Tengah, Toa Payoh, and Yishun.
