UOB and Stellar Lifestyle sign MoU as tenant liquidity support expands

UOB will also look at supply-chain financing solutions for SMRT’s vendors.

UOB and SMRT’s Stellar Lifestyle have signed a memorandum of understanding aimed at easing liquidity pressures for MRT station tenants and expanding joint retail, digital, and mobility initiatives across the network.

Under the agreement, new and re-contracting tenants can replace cash rental deposits with UOB banker’s guarantees, potentially freeing up as much as three months of rent for working capital.

Tenants will also gain access to UOB BizSmart, a suite of digital tools covering accounting, HR and payroll, point-of-sale systems, and digital marketing, alongside complimentary or discounted services and guidance from UOB digital advisers.

On the retail front, promotions will feature on Stellar Lifestyle’s WINK+ app, and both parties will collaborate under the Stellarate Innovation Programme to trial new retail and advertising technologies and run joint marketing activities across MRT stations.

The partnership extends into mobility services through STRIDES, with plans to explore limousine services for selected UOB cardholders, partnerships across taxi, limousine, and cross-border (Singapore–Malaysia) transport, and referrals of car buyers to UOB for preferential auto loans.

UOB will also look at supply-chain financing solutions for SMRT’s vendors and offer sustainability-linked financing frameworks and advisory services. Its FDI Advisory unit will support the regional expansion of SMRT partners.

The partnership seeks to strengthen MRT stations as retail and services hubs by improving tenant liquidity, digitising SME operations, expanding mobility add-ons, and extending financing and ESG support across SMRT’s ecosystem.
