Which projects will draw the most interest in the June BTO launch?

HDB will offer 6,938 BTO flats in the June exercise.

Of the developments under the June BTO launch, experts believe the two Kallang Whampoa projects in Tanjong Rhu will draw the most interest.

PropNex said Tanjong Rhu Riverfront I & II, offered under the  Prime Location Public Housing (PLH) scheme, will draw buyers because of their waterfront views and proximity to Tanjong Rhu and Katong Park MRT stations on the Thomson-East Coast Line.

"There may be pent-up demand for flats here as there haven’t been many new flats in the area for numerous years; the HDB flats in nearby Kampong Arang Road and Jalan Batu were built in the late 1960s to around mid-1980s," PropNex commented.

"Collectively, the two PLH projects can yield 2,063 new flats and we estimate that they could see an application rate of 2 times or higher owing to their choice location," PropNex added.

Huttons shared a similar sentiment, saying Tanjong Rhu Riverfront I & II in Kallang Whampoa "could be the most exciting PLH launch since River Peaks I & II in Nov 2021."

"At 29 storeys, this will be one of the highest residential development in Tanjong Rhu. Residents on the high floor will have unblocked views of the fireworks, city or sea. Strong demand could be expected for the 2,063 flats for application," Huttons commented.

Huttons predict a one to two application rate for first-time families and over 20 for second-timer families seeking a long-term residence in a prime area.

OrangeTee believes many young couples may be keen to apply if their parents live in private homes in Tanjung Rhu, Katong or Marine Parade area.

Apart from  Tanjong Rhu Riverfront I & II, OrangeTee said  Holland Vista in Queenstown is also likely to receive strong demand given its excellent location.

"There are numerous amenities nearby, and the future apartments will be in close proximity to Holland Village MRT. This could be a cost-effective way for eligible buyers to acquire a property in a prime location and enjoy the advantages of living in a developed area," OrangeTee said.

"A preschool and an active ageing centre will be built within the development, catering to the needs of families with young children and elderly members," OrangeTee added.

Queenstown is also a PLH project. It has the smallest offering amongst the June launches, with 342 flats.

"Given the limited number of flats offered in this project, the application rate could likely trend higher, possibly beyond three times. Similarly, there may be pent-up demand for new flats here, in view of a dearth of BTO launches in the Holland Drive area - with several HDB blocks mainly built in the 1970s, and some in the 1990s as well as in 2012," PropNex said.

"It is also in a relatively convenient location being near the Holland Village MRT station, and amenities including commercial offerings in Holland Village, and the new One Holland Village mall," PropNex added.

Huttons expects an application rate of one to two for 4-room flats for first-timer families.
