Knight Frank also predicts a selling price of $1,500 to $1,600 for the 2.38-ha government land residential site.

"We expect keen interest for this site of 5 to 8 bidders given its prime location," added Knight Frank in its comments after the Urban Redevelopment Authority announced that the Prince Charles Crescent land parcel was up for public tender.

"The site is within close proximity to Redhill MRT station and is well-connected to the CBD, Orchard Road and Sentosa via Tanglin Road and Alexandra Road. The future development may enjoy unblocked views of the landed estates at Chatsworth Park and Bishopsgate," Knight Frank added.
