169 million dollar HDB flats sold in July

This represents 6.6% of the total resale volume in the month.

169 HDB resale flats worth at least $1m were sold in July, an increase from 132 sold in June.

The number of million-dollar flats sold comprised 6.6% of the total resale volume in the month.

Toa Payoh recorded 33 units of million-dollar flats sold in the month, followed by Bukit Merah and Kallang / Whampoa, which sold 19 units and 17 units, respectively.

The rest of the million-dollar flat transactions came from Clementi, Queenstown, Geylang, Ang Mo Kio, Tampines, Bishan, Serangoon, Central Area, Yishun, Hougang, Bedok, Bukit Timah, Woodlands, Pasir Ris, Bukit Batok, Marine Parade, Punggol, Sengkang, Bukit Panjang, and Jurong East.

Meanwhile, HDB resale prices remained flat in July. HDB resale prices in mature estates and non-mature estates slightly increased by 0.2% and 0.1%, respectively.

In terms of room types, 3-room prices decreased by 0.2%, while 5-room prices and Executive flats decreased by 0.5% each. Meanwhile, 4-room prices also slightly decreased.

The overall price increase was 6.6% from July 2024. Year-on-year, prices for all room types increased from July 2024: 3-room by 8.2%, 4-room by 6.2%, 5-room by 5.6%, and Executive by 4.2%.

2,580 HDB resale flats were transacted in July 2025, representing a 13.4% increase from June 2025.

Year-on-year, resale volumes in July 2025 were 15.4% lower.

Breaking it down by room type, in July 2025, 24.1% of the HDB resale volumes came from 3-room, 45.4% from 4-room, 23.6% from 5-room, and 6.9% from Executive.

Breaking it down by estate, 60.5% of the resale volumes in July 2025 came from Non-Mature Estates. The remaining 39.5% was from Mature Estates.
