Chart of the Day: 1,553 HDB resale flats sold in October is highest this year

Downward pressure has been eased.

According to HDB resale data compiled by SRX Property, 1,553 HDB resale flats were sold in October, a 5.7% increase from 1,469 transacted units in September.

This is the highest monthly resale volume this year. Year-on-year, resale volume increased by 11.5% compared with 1,393 units resold in October 2013, and resale volume is down 57.4% compared to its peak of 3,649 units in May 2010.

According to SRX Property, HDB resale market sentiment turned positive in October 2014 and eased the downward pressure on resale prices. The median T-O-X for HDB measures whether people are overpaying or underpaying the SRX Property X-Value estimated market value.

Overall Median T-O-X was POSITIVE $1,000 in October 2014; The last time T-O-X was positive was more than 1.5 years ago in Mar 2013. Median T-O-X for HDB 3 room, 5 room and Executive flats were all positive in the range of POSITIVE $1,000 to POSTIVE $2,000. T-O-X was ZERO for HDB 4 room flats.
