Chart of the Day: Check out the top 5 shophouse sales for Q2

2 Cavan Road in Kallang achieved a transaction price of $38.7m.

This chart from Knight Frank shows the top five deals with the highest quantum in Q2 2019, comprised of four freehold and one leasehold shophouses.

2 Cavan Road in Kallang was the most expensive deal of the quarter with a transacted price of $38.7m. The 20,096 sqft freehold shophouse has a unit price of $1,926 psf.

The only leasehold shophouse to grace the list, the 1,862 sqft 19 Hongkong Street recorded the highest unit price psf at $8,074 for a total price of $15m.

In total, the average price psf of the leasehold shophouses transacted in Q2 was 86.4% higher than the average price psf of freehold shophouses in Q2, Knight Frank reported. Additionally, the two leasehold shophouses that were sold in Q2 were in better locations and sat on smaller land sizes compared to the freehold shophouses transacted in the same period.

Notwithstanding, the average price psf of leasehold shophouses declined by 6% QoQ to $6,019 in Q2 2019, according to Knight Frank.
