Condo resale prices up 5.9% in April
A $13m unit at St Hilltops was the month’s most expensive resale.
Condo resale prices rose 5.9% year-on-year (YoY) in April 2025, according to data from SRX and 99.co.
The Outside Central Region (OCR) led with a 6% YoY increase, followed by the Core Central Region (CCR) at 5.9%, and the Rest of Central Region (RCR) at 5.7%.
An estimated 1,178 units were resold in April, marginally higher by 0.1% compared to March’s 1,177 units. However, resale volumes were 3.5% lower than in April 2024, but still 10.7% above the five-year average for the month.
By region, resale volumes were distributed with 49.2% in OCR, 31.8% in RCR, and 19% in CCR.
The percentage of sub-sale transactions — secondary sales before project completion — fell to 6.3% of total secondary sales, down from March.
In the CCR, the highest resale price was a $13m unit at St Hilltops. The top resale in the RCR was $9.3m at Reflections at Amber Residences, whilst in OCR, the highest transaction was a unit at Breeze by the East resold for $4.4m.
