COTD: GCB prices highly volatile amidst thin trading in H1

On a half-yearly basis, the average unit price stood at $2,242 per square foot.

The prices of good-class bungalows experienced volatility amidst the thin transaction volume in the first six months of 2025, according to PropNex.

On a half-yearly basis, the average unit price stood at $2,242 per square foot (psf) on land area in H1 2025, compared with $2,053 psf in H1 2024 and $2,017 psf in H2 2024.

Whilst GCB demand may fluctuate and be swayed by market movement, PropNex still expects prices to hold up owing to the scarce supply of such properties and rising wealth.
