Emerald of Katong hits record sales with almost 99% of units sold on launch day

Highest launch sales figure since High Park Residences, says PropNex.

Emerald of Katong sold 833 out of its 846 units at an average price of $2,621 psf, marking the highest launch sales figure since High Park Residences in 2015, PropNex said.

The expert said the location’s proximity to an MRT station and schools, as well as its being in a prime District 15 area, attracted families.

PropNex stated buyer interest was strong throughout the launch, with even those holding high queue numbers securing units, including less popular options like 1-bedders and 5-bedders.

“Besides the recovery in market sentiment, we believe the strong take-up rate was due to the developer choosing to maintain their pricing throughout the launch, with no adjustments in pricing, despite the overwhelming interest,” it added.

Meanwhile, Huttons cited fear of missing out as one of the drivers of strong buyer interest, with some buyers redirecting their focus to Emerald of Katong after missing out on nearby launches.

It also highlighted a positive spillover effect from the launch of nearby District 15 projects, with 60 units sold at The Continuum and 23 at Tembusu Grand over the weekend.
