GLS Programme to offer 9,200 homes in H2 2025

It features 10 sites on the Confirmed List and 12 on the Reserve List.

The government has released details of the GLS Programme for the second half of 2025 (H2 2025), featuring 10 sites on the Confirmed List and 12 on the Reserve List.

Combined, the sites could yield around 9,200 private residential units, 178,315 square metres gross floor area (GFA) of commercial space, and 880 hotel rooms.

The Confirmed List includes 10 private residential sites that could yield 4,725 homes, of which 990 are executive condominium (EC) units from two EC sites, along with 4,515 sqm GFA of commercial space.

The Reserve List consists of six residential sites, one commercial site, three mixed-use “White” sites, and two hotel plots. These could provide an additional 4,475 homes, 173,800 sqm of commercial space, and 880 hotel rooms.

The government will maintain a steady pace of new housing supply, with 4,725 units, 990 of them ECs, set to be launched in H2 2025 under the Confirmed List. This is aimed at addressing housing demand and bolstering the inventory of EC units available for sale.

The Reserve List supply has also been increased to 4,475 units, giving developers the option to launch projects if they see sufficient demand.

With the supply injection from the Confirmed List in H2 2025, the total private housing supply to be launched in 2025 will be about 9,800 units.

This will bring the total supply of private residential (including EC) units in the overall pipeline of private residential units to about 56,700 units.

The White sites for mixed-use developments at Jurong Lake District and Woodlands Avenue 2, as well as the short-term lease commercial site at Punggol Walk, will be carried over from the H1 2025 Reserve List to the H2 2025 Reserve List.

The H2 2025 Reserve List includes a new hotel site at Telok Ayer Street, planned for mixed-use development comprising hotel rooms, long-stay Serviced Apartments, and retail spaces.
