Good Class Bungalow sales reach $202M in H1 2024, up 8% HoH

H1 2024 recorded nine transactions. 

Despite an unchanged number of transactions, the sales value of Good Class Bungalows in H1 2024 rose to $202m, up 8% from H2 2023. 

H1 2024 and H2 2023 each recorded nine transactions. 

PropNex, however, said that the  actual volume of GCBs sold in H1 2024 "is likely to be a tad higher, as a number of deals may not have been caveated." 

Amongst these deals include a Bin Tong Park GCB sold for $84m and a GCB in Gallop Road, which fetched $42.5m. 

Based on caveats lodged, the top Good Class Bungalow deal in H1 2024 was a bungalow in Ford Avenue sold in March for $39.5M, reflecting a unit price of $2,020 per square foot on land area. 

Located in the Ford Avenue GCB area near Holland Village, the freehold property boasts a vast land area of 19,554 square feet.
