HDB resale prices up 3% in November

A 5-room flat in Natura Loft was resold for over $1.63m.

HDB resale prices rose 3% year-on-year (YoY) in November 2025, with prices for all room types rising during the month, according to data from 99.co and SRX.

Prices of 3-room flats rose by 2.6% YoY, 4-room flats by 3.2% YoY, 5-room flats by 3.6% YoY, and executive apartments by 6.9% YoY.

Compared to October, HDB resale prices rose by 0.2%, with 3-room, 4-room, and executive flats’ prices rising whilst 5-room flats’ average price declined.

A total of 1,674 HDB flats were resold in November, 14.2% lower than a year ago, but 24.3% higher than in October 2025.

Nearly half or 45.5% of resale volumes were 4-room flats, followed by 3-room flats (27%), 5-room flats (22.2%), and executive flats (5.3%).

The most expensive flat resold in November was a 5-room flat at Natura Loft, sold for $1.63m.

There were 120 HDB resale flats transacted at over $1m in November, compared to 87 in October. Bukit Merah recorded 20 million-dollar flats, followed by Toa Payoh and Queenstown with 17 and 16 such units resold, respectively.
