Chart of the Day: HDB TOX hits positive $3,000 in August

Bukit Batok has the highest median TOX at positive $10,500.

This chart from SRX shows that the overall median transaction over x-value (TOX) is positive $3,000 in August, highlighting a $2,000 increase from July.

The median TOX for HDB measures whether people are overpaying (positive) or underpaying (negative) the SRX XValue estimated market value.

Three-bedroom HDBs posted zero TOX whilst four-room, five-room and executives recorded positive $4,000, $3,000 and $8,400 TOX respectively.

Bukit Batok posted the highest median TOX at positive $10,500 followed by Choa Chu Kang at positive $10,000. Kallang/Whampoa registered the lowest median TOX at negative $4,000, followed by Bedok, Pasir Ris and Punggol at negative $3,000.

TOX data only include HDB towns with more than 10 resale transactions with x-value.
