Holland Link tender shows confidence in CCR, new growth area: analysts

Analysts from Huttons Asia, Realion, and PropNex have hailed the outcome of the Government Land Sales (GLS) tender at Holland Link as a resounding vote of confidence in both the Core Central Region (CCR) private housing market and the emerging Holland Plain precinct.
The top bid of $1,432 psf ppr from Sim Lian Land Pte Ltd and Sim Lian Development Pte Ltd exceeded expectations and marked a strategic first step into one of Singapore’s most anticipated residential zones.
Huttons Asia CEO Mark Yip emphasized the strategic significance of the tender win, highlighting that the Holland Link plot is the first GLS residential site launched in the Holland Plain area, as outlined in the 2019 URA Master Plan.
Justin Quek, Deputy Group CEO of Realion Group, highlighted that five bids were received for the site, with Sim Lian’s bid exceeding Realion’s projection by over 22%. The firm also pointed to Sim Lian’s earlier bid for the nearby Dunearn Road site ($1,410 psf ppr) as indicative of a deliberate land acquisition strategy centered on prime locations with long-term upside.

PropNex attributed the strong bidding to renewed confidence in CCR home sales, which have recently gained momentum. Their data shows that Sim Lian’s $368.4m bid was 22% higher than the next bidder (Wee Hur Development) and 56% higher than the lowest bid (Sustained Land).
This aligns with pricing benchmarks from recent GLS tenders, including River Valley Green B and Dunearn Road, all falling in the $1,410–$1,432 psf ppr range.
PropNex also noted that the price gap between CCR and RCR homes has narrowed to just 2% in 1H 2025, which may sustain local buyer interest amid growing demand for city-fringe living.
Industry watchers agree that this tender result is also a market signal and a strategic milestone for the new Holland Plain. As the first of eight land parcels to be launched there, the site is expected to shape buyer expectations, influence future land values, and define the premium positioning of the precinct.
