URA launches three GLS tenders as 4725 units enter pipeline

Tenders close on 22 January 2026 for Dairy Farm Walk, 5 February 2026 for Tanjong Rhu Road, and 26 March 2026 for Dover Drive.

The Urban Redevelopment Authority has launched tenders for three Government Land Sales (GLS) sites under the 2H2025 Confirmed List, adding an estimated 4,725 private homes to support housing demand and market stability.

At Dairy Farm Walk, the site spans 29,444.2 square metres with a maximum gross floor area (GFA) of 41,222 square metres and an estimated yield of about 480 units. The plot is zoned for 4 to 6-storey development and comes with a 99-year lease.

The Tanjong Rhu Road site measures 12,239.2 square metres with a maximum GFA of 45,285 square metres and an estimated 525 units. The allowable building height ranges from 95 to 100 metres SHD, and the tender requires at least 500 square metres of childcare GFA. It also carries a 99-year lease.

At Dover Drive (previously referred to as Dover Road), the site covers 13,517.2 square metres with a maximum GFA of 56,773 square metres, yielding roughly 625 units.

It is zoned Residential with Commercial at the first storey, allows a 160 metre SHD height, and mandates a minimum 550 square metres of childcare space and up to 3,000 square metres of commercial GFA. The lease term is 99 years.
