Urban Vista over 80% sold in just three days

S$1,400 – S$1,550 psf units sold like hotcakes.

Out of the 310 units released for Urban Vista -- a residential development by Bayfront Realty Pte Ltd (a joint venture between mainboard-listed Fragrance Group Ltd and World Class Land Pte Ltd) -- 250 (or over 80%) have been sold in just over the 3-day launch period. The sale commenced last Friday, March 15. Prices of the 250 units sold typically fall within the range of S$1,400 – S$1,550 psf.

Urban Vista units are priced from S$1,350 psf. Prices for units released at the VVIP Preview started from S$588,000 for a 1-bedroom unit, S$768,000 for 2-bedroom, S$1,098,000 for 3-bedroom and S$1,468,000 for 4-bedroom.

"A snapshot of purchasers include those working in the financial industry at the nearby Changi Business Park as well as investors who foresee good rental demand and yield in view of the prime location. Those working in the airline-related industry also find the location extremely convenient, due to Tanah Merah MRT being the interchange station just 6 minutes away from Changi Aiport," said the developers.

Developers also noted how buyers cited Urban Vista’s superb location – less than a minute’s walk to Tanah Merah MRT interchange station and being right next to a future commercial hub – as key deciding factors for their purchase.

The development is connected to the upcoming East Village lifestyle hub, Bedok Market, Bedok Point Shopping Centre, and Changi General Hospital. Reputable schools also surround the area, including the upcoming Singapore University of Technology and Design (SUTD), Anglican High School and Temasek Junior College.

Transportation options also appealed to buyers. Urban Vista has close proximity to Tanah Merah MRT – the interchange station linking the East-West Line with the Changi Airport extension – and connected to key transport arteries such as the East Coast Parkway (ECP), Pan-Island Expressway (PIE) and Tampines Expressway (TPE).

To help offset the recent implementation of increased Additional Buyer’s Stamp Duty (ABSD) and other measures, Urban Vista offers an additional 7% discount for homebuyers, on top of the already competitive existing rate, developers revealed.
