Mapletree Industrial Trust hinges growth on three projects
One build-to-suit facility and two asset enhancement initiatives will sustain its ascent.
In its investor presentation disclosed to the Singapore Exchange, Mapletree Industrial Trust specifically cited a Build-to-Suit (BTS) Facility for Kulicke & Soffa (K&S), and Asset Enhancement Initiatives (AEIs) for Woodlands Central Cluster and Toa Payoh North 1 Cluster as projects that will drive the company's growth in 2012.
For the BTS Facility for K&S, Mapletree Industrial is bullish that K&S will occupy an estimated 69% of the net leasable area. It will also set a 10-year lease with the option to renew additional 20 years, as well as embedded annual rental escalation in the BTS facility.
For the AEI for Woodlands Central Cluster, Mapletree Industrial said it will reposition the cluster as a high-tech
industrial space for biomedical and medical technology companies. Extensions are also planned, including a six-storey wing, multistorey car park and canteen. The firm said 50% of the new space has already been committed.
The same strategy will be implemented for the AEI for Toa Payoh North 1 Cluster, repositioning it also as a high-tech industrial space. Mapletree Industrial plans to erect a new high-tech industrial building and an amenity block with multi-storey car park, canteen and showrooms.
